Vía Célere implements a new model with which to save between 7% and 22% of building work execution times

The way we build has evolved very little and, contrary to other sectors, we can say that current real estate practices do not conform to the 21st century. That is why the great challenge of construction companies and promoters is to innovate in the process of executing the work. Via Célere, multinational real estate company, has launched this new methodology with which it aims to save between 7 and 22% in its execution times for the building.

The development company belonging to Juan Antonio Gómez-Pintado, one of the most active and committed both with the innovation of the real estate sector and with energy efficiency in the construction processes, launches a new procedure called the “Last Planner System” with which he seeks the continuous improvement of the processes.

The Last Planner System (SUP) converts projects into chains of small commitments that must be permanently articulated. Revisions of commitments at different levels of planning (initial, weekly and daily) favour that work flows more predictably, more safely and with less inefficiencies.

For Miguel Pinto, director of innovation of Vía Célere:“This system changes the traditional model of execution where the work direction imposes on all trades in a unidirectional way what to do and when to do it. It is about moving towards a team management system so common in other sectors that it assumes that the last person in the chain knows how to do their job and what their needs are. Therefore, what is intended is that the trades become planners and commit themselves to this, saving unproductive time and, consequently, increasing the profitability of the project “.

The main advantages are: a system change that does not require any special technology; coordination is better among the trades; there are less unforeseen; Substantially improves the prevention and safety on site; and, most importantly, inefficient activities are eliminated and, therefore fewer contingencies, it is executed faster.
